What the hour covers
Outside first — downspout discharge, grade, standing water, where the last storm went. Then the crawl space with a meter and a light: moisture content on joists and subfloor, humidity compared against the house, ground and barrier condition, any standing water and its source. Then the attic: sheathing, insulation moisture, bath fan terminations, soffit intake. Then the rooms concerning you, with readings at wall bases rather than guesses.

Photographs of everything found, readings from named locations rather than adjectives, the moisture source stated plainly, and a written scope with a fixed price per line and a timeline. It is yours. Take it to two other companies and compare — and if one of them never mentions where the water comes from, you will know what you are looking at.
What a mold removal scope contains
Whatever we recommend arrives as a document, not a conversation. It names the moisture source in plain words — which downspout, which grade, which unsealed crawl. It lists each phase of work as its own line with its own fixed price, so you can see what containment costs versus what the vapor barrier costs versus what the drainage costs. It states the standard the work follows, which is IICRC S520, because North Carolina sets none. And it gives a timeline in days.
